During our many years in the business, our team of in-house professionals has developed a streamlined process that integrates our lease administration, space plan and design, tenant improvements, construction services, and property management functions in order to facilitate our tenants’ positive experiences with our firm. 

With over 125 years of combined hands-on leasing and management experience, our team’s efforts enable us to continuously outperform the market. In no place is this more evident than within our Burlington portfolio, as shown below.

 

RJ Kelly Portfolio 

Our efficient and cost effective leasing and management approach has contributed to an extensive record of developing successful and lasting relationships with our tenants.  The best evidence of this is the fact that our current portfolio, consisting of numerous tenants ranging in size from a few hundred square feet to tens of thousands, is presently over 96% leased, as compared to an overall market occupancy of 82%.  This 14% point delta is indicative of the 10% – 15% range by which we historically outperform the market, regardless of general market conditions.

Investment/Development

Since its inception 60 years ago, RJ Kelly has invested in and/or developed over five million square feet of commercial space (office, R&D, flex, retail, and industrial), hundreds of multifamily and single family residential dwellings, self-storage facilities, and family entertainment centers.

We feel there is no better competitive advantage in the market today than being able to fall back on our unique history and hands-on experiences, through market peaks and valleys, to give us a strategic edge in evaluating properties in today’s competitive commercial real estate arena.

The average member of our six-person senior management team has in excess of 25 years of industry experience, across an array of real estate disciplines.  Our varied and unique talents, and our collaborative approach to working through any issue (or opportunity for that matter), allow us to arrive at creative and oftentimes complex solutions that help maximize an investment’s bottom line performance and profitability.

As we expand and diversify our real estate portfolio, and further our efforts to leverage our acquisition capacity by establishing joint venture relationships with high net worth individuals, family offices, and institutional private equity firms, we will continue to utilize our vast and differing skill sets to execute investment strategies that deliver superior risk-adjusted returns to our investors.

Construction

The R.J. Kelly Company construction division has earned a reputation among its peers and subcontractors as a highly efficient, detail-oriented building operation.  With the ability to manage multiple projects simultaneously and a project management staff with over 100 combined years of experience, RJ Kelly Company finishes projects on time and on budget.

All of our construction managers and foremen learned from the ground-up, working in a variety of trades and becoming experienced tradesmen prior to advancing into construction professionals.  Our construction professionals each have a minimum of 20 years of experience.  This combination translates into a competitive advantage that has allowed the company to save millions of dollars in construction costs and fees, which in turn advances those dollars towards higher quality end-products and creates greater value for both ourselves and our clients.
